A derelict former multiple factory site that has long been desperately in need of regeneration, will start the path of new life being breathed into it following HSSP Architects securing planning permission for our client.

Years of dilapidation have taken their toll on the buildings and although many of the external features have survived, their condition is exceptionally poor, and few of the original internal fixtures or details remain.

Planning approval has been granted over the years, however due to the vast costs involved in converting the three factories together, the project has always proved financially unviable, so the site has continued to decay.

It was therefore decided to split the development into phases, with the first phase being the demolition of the former needleworks factory which though structurally sound, its layout does not lend itself to conversion.

In its place will be a new build complex offering 9 industrial stylised living one- and two-bedroom apartments with car parking. Designed to the same footprint of the demolished building and in keeping with the next-door factory’s historical appearance, its detailing is replicated in a contemporary twist.

The existing factory courtyard will remain, and the intention is for the new build scheme to release future funds to enable investment in the rest of the site.
